Our interstate client originally approached us to bid on a property up for auction. Whilst unsuccessful on auction day our clients quickly realised the advantage of having a local business search for, inspect and negotiate for their dream home during a pandemic!
Our clients were interstate relocators moving back to Adelaide for retirement. They wanted a low maintenance home finished to a high standard in a lifestyle location walking distance to restaurants, cafes and recreational activities. This home was to be all about enjoying life and with a healthy budget of $2.8 million we knew we could find them an amazing property.
It took 6 weeks from engagement to buying. We shortlisted several properties and sent detailed reports and photos. Our Melbourne based clients loved the detailed reports and photos as they were unable to enter South Australia. We inspected two off-market and one on market property on their behalf. We provided video walk throughs of the properties and our clients quickly honed in on an amazing 3-bedroom property on 643m2 in North Adelaide.
North Adelaide is the ultimate lifestyle suburb. Filled with upscale restaurants, high-end boutiques, heritage pubs, art deco cinemas, botanic gardens, the Adelaide Zoo, Adelaide Oval. The whole suburb is surrounded by parkland with only the river separating it from the CBD.
The property itself was a single storey light filled stone residence in the private and secure St Peter’s Cathedral location. Built in 2001 and updated recently it ticked every box.
We organised one of our recommended conveyancers to view the contracts and had a building and pest inspection completed. Through our healthy work relationship with the selling agent, we gained important information about the vendor’s motivation and price points. Knowing they had a highly motivated vendor we were able to negotiate it under asking and budget.
