This means ensuring either pre-approval from a lender or a confirmation from your broker of how much you could borrow, as this will define your budget and give you the confidence to move quickly when the right property comes along.

In the strategy meeting, we go over your financial situation and discuss your budget. This helps us determine a realistic price range and prevents time being wasted looking at properties that might be outside your budget.

2. Understanding the Bigger Picture: Goals & Preferences

During the strategy meeting, we dive deep into understanding your property and financials goals. Whether it’s a growing family, moving interstate or buying a high-performance investment property.

We also discuss non-negotiables. Those must-haves that simply can’t be compromised, like a certain number of bedrooms, proximity to public transport or a minimum rental yield. 

Along with these, we explore your preferences, like your preferred neighbourhood, proximity to schools, or whether you’re open to properties that need a little work. 

This part of the meeting is crucial because it helps us uncover details you might not have fully considered yet. By asking the right questions we ensure we are clear on what’s truly important to you and avoid presenting you with properties that miss the mark. 

3. Next Steps: Property Search & Presentations 

Once we’ve established a solid understanding of your budget and goals, the next step is discussing the search process. Armed with the information from this meeting, we will find listings or off-market properties that align with your preferences and financial capabilities. 

We take a targeted approach and present only curated options that we believe align with your needs. No more scrolling through endless listings or wasting time on properties that aren’t a good fit instead you can focus on the properties that fit your vision. 

Throughout the property search, we continue to stay in touch, adjusting the search criteria as needed and keeping you informed about new listings or changes in the market.

4. Referral Services: Building a Strong Support Team

The property search is just one part of the process, and buying a home often involves additional steps like Building & Pest Inspections and Conveyancing. That’s why we offer referral services to trusted professionals in these fields and we discuss which services are needed in our initial strategy meeting so we can have them in place when the time is right.
