Our clients were relocating back to Adelaide with their 3 children and wanted their forever home.

Now with a very healthy budget of around $2.3m it was still going to be a tough ask to achieve the brief. They wanted a substantial block of land with secure open space in the prestigious inner southeast. They also required access to two different primary schools due to their family needs. 

We originally discussed that there might need to be a few compromises due to the desire to have such a large block of land in the premium inner-city suburbs.  

However, market conditions were in our favour, due to a timely slight cooling in the upper end of the market, we cast our net a little wider and found a 5-bedroom home on 1,579m2 less than 5kms from the CBD! This property truly ticked every box for our clients. It provided easy bus access to the specific school required for one of their children and easy access to local primary schools for the other two. And the property itself. Just wow. An extended c1910 return verandah residence with 5 bedrooms, 4 bathrooms, rear open plan extension all on 1579sqm complete with swimming pool and pool house!!!

Thankfully we have strong relationships with the sales agents on this property, and while we had our offer submitted, with all due diligence completed in advance ready to waive cooling-off rights, we also waited until the last minute to ensure we were in a poised position to secure the property. 

We had the offer accepted, signed off and clients had a consult with our solicitor to waive their cooling off rights, all within the space of 90 minutes.
