ACQUISITION
After finding us online and reading our Google Reviews about helping families relocate, this family of 4 relocating from Townsville, Queensland for work, contacted and engaged us.
Amazingly, ten days after we secured their property at auction, they engaged us again to help their mother relocate!
BRIEF
The family had two schools zone they wanted to reside in, being Glenunga International High-School and Marryattville High-School. They had a preferred budget of $1.1 million but could push to $1.3 million.
The mother, when it was her turn, wanted a low maintenance property that was within walking distance to her daughter’s new home. She enjoyed walking, and exploring on foot, so this was extremely important.
SEARCH AND DUE DILIGENCE
For the first four weeks our aim was trying to get into properties for private inspections and completing full video walk throughs before the first open took place. And then if the client was interested they could fly down to attend a public open.
After this initial period without much luck, the husband moved to Adelaide to commence work and was staying at a AirBnB so we could start inspecting together. Through our network of selling agents, I found out about a pre-listing that ticked all the boxes. We organised a private inspection before it hit the market and it was the one! However, the vendor was adamant they were going to market as an auction campaign, no pre-auction offers would be entertained.
As for the mother we were lucky enough to find the perfect modern property that could be locked up and left when she went travelling, while being walking distance to her daughter’s home.
Both properties we organised Building and Pest Inspections and referred my clients to an excellent conveyancor who reviewed the contracts. We sent our clients detailed Property Reports on location, neighbourhood, demographics, schools and comparable sold properties.
NEGIOTATIONS
Both of these properties could not be bought before auction. The family had loan pre-approval and their mother was full cash from the sale of her Townsville home.
Both properties were bought at highly competitive auctions and within the estimated price range we had provided and within our clients’ budgets.
The family relocated a few days after settlement and moved straight into the home ready for school to commence in Term 2.
The mother’s home we organised a short 30-day settlement with her cash purchase so she could get into the property immediately after getting back from a holiday.
It was wonderful to help this family move from one state to another and that 10 days after securing the first property, they were so happy with my service that they asked me to assist their mother!
