Interstate relocators seek new home and lifestyle

In August 2021 I was approached by a Melbourne family in lockdown. They could no longer endure lengthy lockdowns and the mental health of their family was suffering, especially that of their two children. After researching Buyer Agents online and reading our Google Reviews they emailed me, and I scheduled an online meeting to discuss their property needs.
They wanted a fresh start in Adelaide and had a healthy budget of around $2.5 million. They wanted a mid-century character 4-bedroom home that would offer them a new lifestyle, be local to their chosen school (a school less than 3kms from the CBD) and they wanted to be able to inspect shortlisted properties personally.
MARKET CONDITIONS & CHALLENGES
Due to COVID restrictions, my clients weren’t allowed to come to Adelaide without a permit. They had to submit an application, however typically in the application, you needed to include the property address you were moving to. I assisted in their application by writing a letter explaining my involvement in their plans and that I would find and organise rental accommodation for them if they were approved.
They were approved in September and in November they moved to Adelaide and straight into a rental property I had found and stocked with their initial shop as they had to quarantine straight away!
THE PROPERTY HUNT & PURCHASE
Time was on our side to find the right property as they had a 12-month tenancy. We inspected a large number of properties, and it wasn’t until May 2022 that we found the right one!
A sales agent in my network reached out to advise me of a pre-market opportunity. It was a beautiful art deco home with a recent high-end renovation. The 4-bedroom home on 938sqm ticked every box. It had yard space, a heated pool/spa, a pool house and was close to the kid’s school. My client’s loved it upon inspection.
The negotiation took quite a bit of back and forth as the vendor had high expectations. I made the offer as attractive as possible – unconditional to finance (my clients had sold in Melbourne), provided a long settlement as preferred by the vendor and my clients and kept the offer lights on conditions, as we planned on doing the building and pest inspection during the 3-day cooling off period if contracts were signed.
During our negotiations, the vendor listed the property, and one open was conducted. I continued to negotiate but I knew our offer was attractive. Eventually, the vendor accepted, and the reviewed contracts were signed. My clients were over the moon. They moved in at the start of September and I have been invited over for celebratory drinks!
